Our Maintenance Network

We know that maintenance requests are part of the job! Unlike other property managers, we won’t charge for the time we spend solving your problems. All you’ll have to do is approve the maintenance quote and pick up the vendor tab. We’ll take care of everything else.

Reports Every 6 Months

We don’t charge extra for inspections, because we know how important they are! When owners waive inspections to bypass fees, it can often lead to bigger problems in the future. That’s why we check in every 6 months to see how the tenant is doing and ensure your home is taken care of.

• Advertising your property for rent utilizing our website, social media channels, local listing services, and syndication to sites like Zillow and Rent.com 

• Fully screening tenants including interviews, in-person property showings, and application processing (background, credit, and rental history checks). 

• Completing leasing utilizing contracts and addendums drafted in-house to fit your specific property and to meet all necessary local, state, and federal guidelines.

• Move-in services including: collecting rent and deposits, ensuring proper utility assignment, in-person walk-through inspections with PDF reports including photos and instant signature capture prior to handing over keys. 

• Semi-annual inspections with full PDF reports to keep abreast of the condition of your property and prepared for upcoming maintenance needs.

• Ongoing maintenance management including: providing tenants the ability to request maintenance through their portal including photographs, answering calls for maintenance needs, assigning vendors to complete requests, and following up to ensure repairs are properly resolved.

• Owner Portal with access to reports, communications, and property records in an instant. 

• Annual accounting including: 1099 reporting, Profit and Loss reports, and a rent review to guide your decision making.
